The unit is on the 3rd floor of a residential building.

There were roof leaks, mold, needs all new appliances, flooring, etc.

I was thinking about running a hardwood type fake flooring to go throughout the house or should I put rugs in the bedrooms? 

(Note: I should have done a second lien on the property between Justin, Amber, and I for the $4,000 plus interest that I borrowed...but I didn't because we were what I thought at the time, friends) Now fast-forward to November 2019, the house has been completely rehabbed ( new roof, Windows, siding, flooring, doors, HVAC, Electrical, Plumbing ... basically the whole nine yards at a budget that no other contractor in their right mind would have ever remotely considered)  and my realtor performs a new CMA which brought to light a new comp that  brings up our ARV to a new listing price of $54,900!

Weird floor plan, but the numbers work, IF I had the money.

If 2 storey , how important is it to have 1 full bedbath on floor 1?

I recently purchased a house in Hamilton, Ontario.Going to convert single (bungalow) to duplex.Would it be possible to advise if there is anything in below that you think is unnecessary for our investment purpose:Ground Floor:- Has all original items but painted- existing old wood floor (narrow wd strips)- existing laminate countertop with old painted cabinets- existing painted base boards- washrooms fixtures are working fine - painted old vanity cabinetShould I leave all items above leave as is?

The rent numbers are only for the first and second floor.

I was completely shocked that this would occur at a property like this and more surprised that my apartment was targeted as I live on a fifth-floor unit.

Even worse if you have a smoke allergy like I do and specifically searched for a smoke free building.In our current multi-unit (5 floors) there was a tenant who tried to get around the no smoking building policy by leaning out their window and dropping their butts into our yard (basement apartment with a yard) for my dog and kid to crawl in.
