Fixing the place up will most likely have a good return on investment. 2 acres of prime real estate could be an opportunity for subdividing into three or four building lots.

I was able to build a years worth of data so that I could analyze the acceptable net % based on list price, number of times reduced and days on market.

We use Chase Bank, due to all the online tools they offer.In the past we've used 3 small local banks, in an attempt to establish a relationship for loans, but that never seemed to work out.

@Eli Joffe the most general but applicable advice in your situation is to start focusing on high cash-flow properties with low equity growth potential in the beginning in order to have the cash to boot strap.Once you have a few properties under your belt, then start phasing in nicer homes which tend to be lower cash-flow with higher equity growth potentialThe former helps you boot-strap using more labor and the latter helps build wealth more passively and with less tenant struggles.

Did not need to replace entire floors, just needed to replace from the nearest wall to that floor with a good contractor. they will do this if they were not climatized before they were installed.. happened to us on a new build I was doing Charleston Sc Bamboo flooring and it all had to be replaced..
