Hello 1031 experts, my father has a DST investment previously purchased via a 1031 exchange.

Oh wow, this brings back memories:) Neighbors.... the second hardest part of rehabbing properties, behind contractors! 

If the second case it will convert to an installment loan and your payment will jump substantially from an interest only payment.

We are also motivated in doing this so we can take my husbands father and step mom out of the loan because they co-signed for us when we originally purchased the house. 

If you do it, you do it "for money" - your second objective.

Second moral of the story, don't be like me, do your homework and buy smart. 

I would simply add a second, or third, or fourth mortgage on a property as my commission.

I was wondering if someone out there with some experience could put a second set of eyes on it and see if my assumptions are close to right?

Does anyone have any first or second hand experience with this company or does anyone have any other suggestions for property management in that county?

You can find several products that can be attached to a window which creates a second egress (think emergency rope ladder) these are cost effective and can be stored in a case as to not be messed with.
