A week before closing, I had a lender tell me that he wasn't going to give me the 80% ltv that he had put in the term sheet, but changed it to 75%.  

He'll invest his time in you, if you put in the effort.

I need to change bathtub toilet, put in new faucets, vanity, put in new tiles and paint it (it has wallpaper right now, so in need of preparation for paint).

My inclination is to give them back most of their deposit (provided they leave the place in good shape), less some for time I had to put in to screen the tenants.  

Ive had the property for 5 years and while it has never cost me money I have not gotten it to the point it is paying me anything and im not counting the hours I put in on it.

Well if your realtor messages you back, they'll find an excuse not to put in your offer.
