@Llewelyn A. sorry - writing for clarity, i mean if you cannot finance on your terms, does that become the reason to execute vs not execute or do you still place a greater weight on your anticipated NOI when deciding to make a purchase 

We lived in it for 4.5 years and did little things gradually to bring it to life: new carpet in a bedroom, new bamboo floor in another bedroom, patio area with a pergola, seal coated the driveway, etc.

I do hope this works out for you, but in my experience, a good realtor is worth their weight in gold.

You'll gradually get to know people in the area and every new person I meet I find out what skill-sets they have and save them in my phone just in case.

They'll consider the income of the property, but most of the weight was toward my personal financials: credit report, bank statements, tax returns.Hope that helps!

If I am able to get both I'll weight the pro's and cons of having the deeds converted back to a single deed. 

A good CPA is worth their weight in gold and save you money 

Having the weight of the cabinets on the floor will restrict the floor's ability to move.
