Hello,Investors (who are non home builders ) what is the minimum warranty you require from your home builder (contractor)?

How can an investor make money on condos while avoiding future liabilities?

I recommend attending local real estate meet ups to network with other investors.

I'm doing a loan there now for an investor.

Unless you are in one of the exceptional markets with a 1 of a kind property I would recommend doing any flip that remotely approaches 70% LTV, I am seeing a lot of 60% LTV projects, those investors with make money. 

Andrew,As a Banker we are now seeing investors change their requirements to $125k minimum loan amounts.
