As a matter of fact, almost EVERY credible lender (bank, credit union, crowd funding, ACH, MCA, and even hudge funds) requires a personal guarantee and considers personal credit in order to underwrite the character and financial habits of the individual that's operating the company. 

Educating yourself is vital.

I listened to hours on hours of podcasts to get a general understanding of the business and then I found a mentor which I think is vital, especially if you don’t have any real estate investing experience yourself.

Fortunately, we both have our eyes on the prize and recognize the vital contribution each is making to the Big Goal.

I also find he has made a habit of throwing his tree, shrub and grass clippings over the cliff.

@Chris Herrera you are right that it is vitally important to know exactly how much you can drive the NOI.

Obviously the market in SF is crazy, but if you are going to be an investor/landlord, I think it's vital to manage on your own when you get started.
