Some cash in the bank, line of credit paid off ready for the next project, and valuable lessons learned.....I can remodel/rehab with the best of them but knew next to nothing on the investment end.

Im not familiar with dealing with tenants, but I am local, handy, and ready to learn.

I have the HML as well as two private lenders ready to go - Put it in with 1k now 9 more at offer acceptance (figured I'd rather not have 10k floating out there while they poke around) close in 2 weeks no contingencies.

I get a call from the listing agent that the seller accepted my offer but we had to close in 2 days..... obviously not gonna happen since our loan was FHA so we lost the deal.I searched for the county treasurer, and then was able to find out who the attorney was and after 2 weeks of fighting with them i found out who the REO was, and then found out who the listing agent was.

I do have some contacts already- like carpet, tile, landscaping and one the guys that works with me is also a Realtor-- I think I might be ready for my first flip so I have been looking to find a great deal... like you all might know, I am kind of nervous and scared.

I am finally ready to jump into the game.

I have commitment from 12 investors already with LOI's and downpayment ready.

This guy is ready to buy right now and I'd like to accommodate him.
