I'll throw in that this probably isn't advisable in most conditions.  

An interesting subject but exaggeration of nightly rental rate on Airbnb throws it all offWill someone run these numbers with real Airbnb rates?  

The other thing to keep in mind about Baltimore...which is what throws a lot of the numbers off for people is the real estate tax rate.  

I don't invest in NPNs but I'll throw my thought in here.

Also can you find a suitable replacement property throwing off the same cash flow or better in just as nice of a location? 

Some just throw in their two cents for whatever it's worth.
