Call after you have it and before you do any rehab and see if they are interested, schools will have an administrator of school property, talk to them.Do it before a rehab, they may just tear it down anyway.Otherwise, they may have an approved housing list, get on that after the rehab, they will likely inspect it.

I think that it is just because of the summer months that this is happening.I do believe there will be a slight increase once the school season starts up again but as for right now the prices are staying pretty stagnant.
