Sounds like they are cross collateralizing your personal residence with the purchase to achieve 100% financing. 

I can't imagine myself stop buying until my cash flow supports my life style by 2 or 3x.

@Adam Styles this may sound a bit harsh, but consider it tough love: if you're looking to "team up with investors", you'll need to put more out there than 1 sentence, and you'll need to put your best foot forward to show how you're going to bring value to the table.No experienced investor will have any interest in teaming up with you until you learn how to present yourself to them in a way that demonstrates the value you're bringing to the table.

By my calculation, an 8% COC could be achieved with about $2,050 rent (numbers above are based on $1,956).

I wonder-if you took 250 hours of time and consumed every bit of free content on BP and networked your butt off, could you achieve an education and SOI equivalent to the gurus/what they offer?
