Why is not everybody doing this, I was thinking.Many deals later I retired from my corporate job in 2016 and I have a little better perspective.

It would cash flow but we ultimately decided not to purchase this deal for fear of not being able to rent it with the "renter pool" being laid off and not having the stable income we'd want in a renter.

I have a new renter that is retired so the lack of income/employment should not be an issue with paying rent but I feel like there is some language that I should add to my standard rental agreement.

These sellers are usually retiring REI looking to retire off of their equity. 

I do believe as he retires and new owners take over the rent will increase.

Hopefully things will still be stable around that time. 

I actually laughed because he has all my accounts and most of my loans so he should know I'm about as stable as one can be.

It's a very stable market (even though the last downturn) and has very approachable price points! 

Some markets will be stable, some will be hurt, others will rise in value.
