If I were you, I would start scheduling all the showings for the day after she is scheduled to move out and then just get everyone in all at once (with social distancing, masks, sanitizer, etc.).

Even more if there is a second floor.But if the ceilings are habitable, but low, 7-8ft tall everywhere, I do not know of a situation that would make it worth trying to heighten them if the height is determined by structural components

so any payoff with points in less than a year juices the lenders APR.And of course i am sure your aware but anyone on the internet or social media contacting you saying they are a private lender at 3 to 5% is 99.9% simply a pump and dump advance fee crook.. as seen on American Greed Episode  Remington financial  which was brought down by a lady named Ingrid Robinson right there in your neighborhood.. she tried to buy an Island in Clear Lake up in Lake co just North of you..

Build a buyers list using social media and word of mouth and possibly do a JV with another wholesaler for my first deal I plan on signing the first contract in my name and once I make my first deal, create an LLC to do future deals.
