This could happen in an emergency scenario so it is good to know what the numbers look like.How do you account for depreciation from the cost seg that was offset by rental income cash flow over time?

I just have 5 units and am doing other work to help pay the bills in addition to doing all the property management myself (upkeep, repairs, cleaning in between tenants, mowing, finding & interviewing tenants etc).   

I do hold a realtor license in FL that I dont use to often, but has been a great education tool and benefit for my own personal transactions. 

What "other fees" do you take? 

I started doing research on different zip codes in which to use the BRRRR strategy.

I do not lend in AZ, so I am no direct help, but I can price out better then both of those options with NO pre-payment penalty at all.
