I wish I could say buyers were smarter about things they can't see, but it's not usually the case.Water filtration, great example of something that is nice, but likely to be undervalued by a retail buyer.Note: Anyone on the forums can provide a contradictory story.

If Wholetailing, then you would close on the property and list it in MLS, etc and try to sell to retail buyer who wants a property needing a little TLC.If the property is a good candidate for Wholetailing (good price, little to no rehab), and you have the funds to close on the property, then don't sweat it, just close and then market to the highest bidder.

@John Thedford what @Lian Shi is attempting to do is to get a second loan from a private lender.. the new term that many use in the industry is a GAP lender.
