We'll whoever installed it used a hot water heater instead of a boiler for the heat, most likely to save money on the unit.Quotes I'm getting are between $7,500 - $10k to replace the whole system with a combi unit and done correctly - which is a massive nut for something I thought I had a solid 10-15 years before having to replace.

Hello allI recently got an level 2 inspection of a chimney and they are saying I need to tear down and rebuild the roofline and up on this chimney (5,000 repair)and if I don’t in a year or two it will just spread like cancer and I will have to have the whole thing replaced (12-15k).

In the situation where the parents are exchanging into a TIC in the replacement property, this seems to be a different situation since it's actually the parents LLC which is taking title to real property via the TIC, so if an heir was to invest in the property as an LP I feel the IRS may view this differently but am not sure.
