Anyone can go out with little to no training or ethical standerds and become a so called wholesaler and with a fast tongue and a quicker pen talk unsuspecting property owners into signing a contract that reall only protects the wholesaler by giving them a easy out in case they can't market the property to a real buyer before the time limit is up. ..

If at all possible I always try to incorporate some type of outdoor living feature in every deal.A $3500 deck might only get me an extra 5k in value or price, but that one concept has very often made my deals stand out and sell dramatically quicker than the market average.

My theory is that because I own a property free and clear it creates more cash-flow  allowing the HELOC to be paid quicker as-long as a tenant is in place.
