The only reason that you can get a distressed property under market value is because it is a mess that the owner and pretty much 99% of the population either don't want to or can't clean up.

There is a cabin on the property that can accommodate additional 6-10 guests but the current owner has chosen not to rent this cabin despite the numerous requests.

We are evaluating this to reduce our HOA insurance requirements under NRS, and shift the unit insurance onus to the owners.

The owner has been gone for at least 2 months. 

Thankfully they have renters insurance and I have home owners insurance.
