Hey everyone,Pretty new to BP, but have been listening to the podcast/reading the forums for a little while and have gained an enormous amount of knowledge.

I perceive if you have a reputation as a closer you can still find some good deals, if you don’t well it’s going to be pretty tough to get an actual good deal right now.

If there's no redemption period for the prior owner and other encumbrances (mortgages, HOA, etc) have been wiped out, and potential IRS liens fall away at 120 days (whether from auction or initial foreclosure), it seems like it would be pretty straight forward to find out if there are any problems unless I'm missing something else that isn't wiped out.   

An LLC bought it for $1 from the previous owner that pretty much had squatters in it.

It’s not perfect (unless ALL your accounts are ALWAYS synced without any login problems - this is rare for me, I usually have one or two accounts at any given time where there’s a hiccup), but it’s pretty darn close.  

And definitely don't make the mistake of thinking that wholesaling is easy -  it's a hugely saturated market pretty much everywhere and competition can be incredibly steep.

I'm assuming you have a 5 year agreement with your seller to you though.3 - $500 for a buyer option con. is pretty low. 

Jaiden, those number sound pretty good for not having to put any money down. 

those are the ones with  large post counts and small votes ..then you have the ones that have way more votes than posts and those I think are the pretty sharp folks When EF HUTTON talks folks listen.. to me there is no rhyme or reason..

In that case you'll have pretty much all the same costs that came with the original loan.
