My ideal situation would be to place it on a loan as soon as I can to recoup my cash back and gain buying power again.

I have been looking on the internet for deals and am not exactly sure which area I want to focus on just yet.

My guess, and it's just that a guess, is that appreciation is going to slow and the balance of power will shift away from listing agents and be more balanced between buyer/seller (shift has already happened in no small part, actually).

I have considered going that route, but am mainly focusing on short term rentals right now, purchasing and managing, for myself and others.

What can I focus on with my quick pitch to establish value that differentiates me from the wholesalers that have left a bad taste in your mouth?
