So I end up with land only that no one else bids on.Having it free and clear it does have equity value and with enough of those "purchased" I will put them in a portfolio for the bank to allow me a line of credit, with those as collateral, so that I can fight for those good homes to buy as investments then sell for my retirement nestegg.Not sure how long it will take as the good home will have to pay off the line of credit and provide enough extra for the next good home.

Plus I have more exit strategy options.Choice is ultimatley up to each individual investor on what types of portfolios they choose to operate.

Be very careful with this though, if you have shorter term financing like I do prepare for a down turn, I have no idea how much values fluctuate in your market, and if your note need to be renewed in a down market, you better have enough equity, or a pile of cash to bring in, I have seen many investors collapse because they harvested too much equity, I limit my portfolio to 40% LTV, im running about 35% on 21 properties right now, so i feel pretty safe, I was through the last crash and saw some guys i thought had it figured out crash and burn, just a word of warning. 

When I say new to investing I mean I have a checking and savings account and that is my portfolio.

He has built branded hotels before and also has other hotels and multifamily in his portfolio currently.   

I have been wanting to build a portfolio of single families and small multis that cash flow ~$100 a door after expenses. 

We are looking to expand our portfolio, though we are unsure what our next step is.
