Detroit RE market is currently on the rise, there many high end condominium developments going up around downtown and plenty of single family flip opportunities with close proximity to Downtown. i know Detroit dosen't have the best reputation even within the midwest but many thing are improving and geographically close to you

On my research I see that this specific borough has a population of around 1000 and is 0.3 sq. mile radius,  but is in close proximity to Lancaster and York.  

I also want to start physically looking at houses.

I suggest being as conservative as possible with all of the utilities, rent, rehab costs, and all of that (within reason of course) And I think  physically observing the property is a very good Idea.

This is not only because of it's nightlife, food selection, and scenic beach, but also because of its proximity.

Not mention that you can always come and see your physical asset and take care of any issues that may happen much easier.
