How do we replace the common problem & solution (or cause and effect as above) with a conversation about POSSIBILITIES and GIFTS. 

So, going forward, you will be paying taxes on a $60K property.Also, how do you deal with this $15K "gift" from the seller, as far as your income taxes and the IRS?

They could try to bridge the gap with additional savings, gift from relative, etc. 

But if you self-manage and have the gift of gab, or even the courtesy to wave hello and smile, it's actually easy and even enjoyable.

I would get them something like a $25 Amazon gift card or something and go introduce yourself.

I don't want to gift them $300,000.  

In fact you may be falling afoul of gift laws and income tax evasion.
