I think houses have a niche and can compete with these newer properties cause some people just really prefer a house or have pets etc so (just my opinion) I would go with houses or 4 or under multifamily:)

I've had a few higher offers on our condo rentals in FL, mostly from pet owners who have a pet that is not allowed by the condo association...a bribe, I suppose ;) On one occasion, 2 applicants wanted the condo, the 2nd one offered more money, but I would only consider doing that if both had applied at the same time, as in @Tim Melia 's case.

With regards to allowing pets - we allow pets, but we charge extra security deposit on top of the original deposit.With regards to sound deadening - look into spray foam or packed insulation; I prefer spray foam.

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

The government has wasted tax dollars on pet political projects or lawsuits fighting the federal govt rather than provided affordable housing, fixing roads, caring for the forests (to avoid all the fires), dealing with CA dams to avoid flooding, etc etc etc.
