Your best safety net is too buy right, keep your leverage at a safe margin, and try to ride out any  market downfalls  by lowering rents, offering incentives when you do have vacancy's, and trying to manage through the tough times.

They have pretty much everything and if you're willing to be patient/do some hunting, I've always been able to find the things I need that are in great shape (most look practically brand new once refinished/refurbished/etc) at crazy low prices.
