@Ernesto Hernandez -yes, definitely a lesson learned regarding separate leases, but notice timelines are clearly highlighted in my lease and I have a text communication stating their need and intent for the one month extension.

.- I advocate working with local lenders to the market you'll be buying/investing in, but in the long-run a relationship is going to be more important than the locality so working with someone who can lend in multiple states (or all 50!)

If you have a good relationship with the seller and you do everything you have told them you would do, you maintain communication/updates on progress throughout the deal and you havent strong armed them into selling for next to nothing then they are much less likely to back out of the deal.

I know what LP (limited partner) is...but KP might be some new lingo.The one and only benefit in my eyes for the SBA loan is that it will give me a fixed rate over 20 years....all the other banks I've communicated with will not do a fixed rate unless it's through the SBA so it might be a necessary beast I have to deal with.
