@Ryan Howell I think they are taking notice of what just happened in Highlands/Cashiers.

A few receive benefits so one person can care for the kids/older relatives while the older kids go to school and work one or two jobs and the other older adults work one or two jobs AND have the second home businesses or side gigs. they get a 30 day notice with no warning and don’t want to deal with the legal system or don’t know their rights or have language barriers so they end up with relatives or in cheap motels because no one will rent to them for one reason or another (benefits, pets, no ID, no credit).

For a 30 day notice, I'll use certified mail so I have confirmation of receipt For leases, disclosures, etc., I've sent them via DocuSign.

The agreement can be customized as well for example an agent can write in a clause that if you’re unhappy/ want to work with someone else then the agreement can be terminated with something like 72 hours notice (first agent would probably have “procuring cause” on any properties they’ve showed you already), or the client can work with one agent for one type of property/ a specific part of town and a different agent for a different investment goal.

Your analysis overall looks good but just wanted to point out a couple of things I noticed.  1. 

You may not notice rotting floor joists, but your contractor will.  

I now have to give this tenant a 30 day notice of non-renewal.The unfortunate part is this tenant had to move out all their belongings by January 31st in Nebraska, which if you didn't know we get lots of snow at this time.
