But here's a rough idea of the basic steps involved and what it cost when I did it: STEPS:~ Drain the pool~ Remove pool equipment & cap off water lines~ Remove/cap off any unused electrical~ Knock down the edges around the pool and make holes in the bottom of the pool for drainage ~ Fill pool with "clean fill" material (i.e. soil, gravel, rock, sand, etc)~ Tamp the fill material as you put it in to compact it and reduce the chance of it settling over time once it's all fullCOSTS: (we did the labor ourselves so this is just for the material)~ $450 to buy a jackhammer to knock down the edges around the pool and also to make the holes in the bottom (we could have rented a jackhammer for cheaper but this way we own one and can use it on future jobs)~ $1600 for the fill dirt (it was a lot of dirt!)

The ceiling fan remote's button is hard to press in a bedroom that she doesn't use and she wants it wired to the wall.Now i'm all for treating your tenant's well because if they treat you well the same often times is reciprocated, so naturally we paid to bring out an electrician and contractor to do some of these minor fixes and moving forward there shouldn't be much to complain about.

You can tell the tenant to kick rocks, cause you are out real costs because of him, but if he goes to court I think you will lose.

@Trevor Gaal I analyzed 500 properties this month % of convenience by location and all surroundings all historic progression in rent rates in comparison to the national number Vacancy closing/opening numbers  performance volume all the numbers state and county migration/natural reproducing population numbers economic strength/growth  down to the gender/race % ratio crimes/corrections & types of crimes, flood and natural disasters occurrences with severity considered and all the property details to make sure the properties it self is up to expectation.my main issue at the time is state selection im from NJ i been looking in TX,PA,FL,NC,GA,OH,IL and other states in the mid west however i think the network i have isn't cutting it for what im looking for my main aim is a 8-14 unit apartment building i i only went small because of the lack of connections i have at this time so i can see everything that's available.
