Not to mention, are you actually all approved for a 30 year mortgage on rental property/non owner occupied?

Someone mentioned BIN shellac based primer for getting rid of strong smoke smells, but its twice as much as any other primer. 

The foundation company is now wanting to charge an additional $3500 to put in 4 more piers, not to mention I will have to spend another $4-$6k to repair and restain the hardwoods, which can't really be done while we are living there. 

I'm not aware of what people who have not been in the business for a couple decades search for when shopping for a management company in my area, aside from those phrases mentioned in my initial post. 

I find a lot of small "shops" that seem very shady, not to mention they will not answer their phones.

Not to mention the amount of time the place would be vacant while you do the project.

We have not mentioned the buyers holding costs, taxes, cutting the grass, anything!!

Does this give me a marketable title as soon as the judge gets me the deeds or after receiving the indefeasible fee simple title, should i pursue getting  a quiet title then as you mentioned earlier i could go and get a mortgage, even before the 6 months seasoning?

The house needs a lot of work, as it seems like someone opened a window a long time ago, and I don't doubt that local residents of the forest have found a home in there (not to mention potential water damage... gahh!)
