For many investors, cash flow is king as it pays the bills and gets them closer to "take that job and shove it" mentality....aka, financial freedom.  

But if you don't take care of yourself, health or mental well being you can not provide for your family.

@Jaron Walling, I can personally identify with what you say our mentality is like.

One bad one in 14 years is not too bad I guess but still painful, and the money did NOT compare to the emotional and mental strain she put on me.

They illustrate the "scarcity" mentality.

Hoarder mentality going on.

I'm listening, taking notes, and getting mentally prepared for action.

While there could be some mentality to locking up a Seller in the market, a Seller can't be forced to sell for a number they don't want and the risk to the Buyer is wasting money and resources on due diligence.

I don't subscribe to the only buy in your own backyard mentality, however.

This can help with the mental and emotional side, which for me was just as important.
