Hello all,I need to know how to go about analyzing an inherited townhome to see if it would be a good rental.  

I have to honor the existing leases.So I guess this is a new type of risk I need to consider going forward - the residents you inherit might have more than just payment problems.

I inherited two rent houses, renovated one with my son in law, and have both currently occupied/rented. 

If we do control the building actively we'd exchange up to higher-priced buildings in the future so I don't think it would lessen the overall depreciation expense in future years unless I am thinking about it incorrectly.  

Fair warning, in my experience so far, inherited tenants don't tend to be that great.  

I inherited a home worth $300k in WA State.  

Actually it is better to just keep it in the family and will it upon death with no death or inheritance tax either. 

I have an inherited tenant whose lease expired 2 weeks before I closed on property.
