I own an investment property that I use as a short term rental, it’s been successful!

Are you looking for a long-term rental or a house hacking situation with short-term tenants?

I know I want to do short term rentals, but I obviosuly don’t have the money, unless I work a boring 9-5 for a few years.

You use this as a lead source and have admitted BiggerPockets is in fact your largest lead source for new investor money on podcasts. 

I am not referring to a property manager, strictly one that manages short-term rentals, not necessarily the whole building.

If you want to limit your risk, use lower leverage and put more down.If you have a short-term loan (ex. purchase & rehab loan), you need to refinance anyways so you would refinance at the higher value.

OTAs such as Airbnb, VRBO, etc are great but shouldn’t be your only source of leads.

This leads to the number of households created. 

We are already seeing the market in Tahoe and Reno, NV picking up with multiple offers and short time on the market.  

So, if we don't find a resolution, it could lead to some headache and complexity.Thoughts?
