This is good.Also, a little backstory:  the reason I mentioned insurance, was a developer I worked with in Colorado finished a condo complex in the early part of the 2000's, when there was a rogue lawyer whose business  model was buying a condo, tearing into the structure looking for any defects (as minimal as sheetrock screws might be spaced @ 12" instead of 8"), then going after the builder, which of course was actually the deep pockets of the builders insurance company.  

My wife went to RPI for her undergrad and is going back this fall for her Masters, so we're moving from Colorado to Troy this summer.  

I set up commercial accounts with garage door company, an appliance co. that sells used, repairs, and delivers or moves appliances, and an AC company that is also 24/7 where I can call the owner on the weekends.     

Hawaii and Colorado have been recently added to my searches with a few relationships set up in each region.

im in the same boat as you. only thing holding me back is Knowledge. i have bad credit, no money, but lots of time. i spend my weekends looking at unkept houses and try to find out the situation, maybe i can wholesale it. maybe i can ask my bro to co sign a loan to flip it.

I am fortunate enough to not have any school debt or any other debt for that matter, and have been seeking opportunities to invest my money rather than having it rust in my savings account.After talking with one of my co-workers, who happens to be a real estate agent, I've realized that I definitely want to start investing in rental properties.

I've also co-founded a lead incubation pilot call center (a long story for another day).

I am not sure what area I am looking to invest in yet, I am debating being a landlord from afar, and investing in either the Pittsburgh or Colorado Springs area or just hold off and invest in a unit at my next duty station.
