A land trust is a pass through entity, it does not file a tax return, it just keeps your name off title so an asset search wouldn't pull anything up and if someone got a judgement against you personally, the judgement would not automatically lien your houses held in trust.As far as the transfer questions, this is more a sub2 lesson, but it works the same for transferring to your LLC.
