I do the occasional one in California but the returns and better in in Phoenix.

Your job is to collect their rent in exchange for safe and habitable housing, nothing more.

I do too, they do a great job for my SFHs.

The tenants replaced the floor in the living room without asking and did a poor job with a cheap vinyl.

My plan is to keep my current job as an Industrial mechanic, and invest on the side while still working my full time job.

A more stable of building wealth is to have as many rental properties as possible before I'm forced to retire from my physically demanding job, The safer route seems to be to pay off the mortgage rental as fast as possible, which I'm doing.
