Just make sure you understand those details before House Hacking with a conventional loan.

In general, you will have to capitalize the cost that you incurred before renting the property unless you qualify for something called de minimus safe harbor where you can expense items below $2500.

Not sure if you plan to replace these items, but if they were never done, you most likely will have to.CT (central though) was my last market and I did a couple colonials (not sure if yours is).

How do you give them the information they need for the loan without giving them all the details of your possible profit?

And of course your area may be different in terms of cost and also some jobs don't require a full cosmetic renovation, but most of mine have.Then of course check the big ticket items like HVAC, roof, exterior siding/masonry repair, windows, interior sheetrock replacement, foundation and water heater and know approximately what it will cost to fix/replace each if warranted.  

Each one I have spoken to in detail I find out they only really lend on the LTV and not rehab costs.

Does anyone have a finish carpenter who is detail oriented and fits the above description?
