There are a lot of STR opportunities and if you play your cards right and land a decent purchase that ca cash flow its a wise investment.The flip side if is for some the reason your location is not as hot on the STR find a long term renter and cash flow with a longer lease.

For Multifamily, to get started I recommend the Multifamily Mentors podcast within Bigger Pockets (there are numerous other multifamily specific podcasts and You Tube channels as you start your journey but this will help get you started) as well as a number of books - The Best ever Syndication Book by Joe Fairless, Lifetime Cashflow Through Multifamily Properties by Rod Khleif, and Financial Freedom Through Multifamily investing by Michael Blank).

Hey @Alexander Hogarth, interesting question...So, my understanding was that "bird-dogs" find deals for their buyers but do not put them under contract...Instead, they simply pass on the very hot lead to one of their buyers and charge a fee for this.
