Thank you, I mean if one gets a loan to buy a home and rents it out so the renters can pay the mortgage while the investor keeps on buying homes but all are loans not purchased in cash, exactly when will the investor see a profit , seems like it will be a while.

I've done some research with suppliers in China who have built modular homes for the US market, and it looks like we can buy modular homes for about $30-$40 PSF.

I think you would have to force appreciation via property improvements to see any appreciation gains.

Their "asking amounts" have improved, but are still above pre-COVID times, when 1/2 month of rent seemed to usually work.

Over the years I’ve developed relationships with contractors to call when there is an issue with the home.  

If you want to move from your current home to a new one in five years, you don't have to do anything to go bigger and better then.

If interest rates remain above 6%, we could continue to see homebuyers and home sellers coming to terms with the ‘new norm’ in mortgage rates.
