What you can do is to connect the investor buyers on Facebook to stay in touch with them or create a YouTube channel to get your words out so buyer investor would connect you and build relationship.

Also, you will want the historical occupancy for an area during the slow season as well. 

I don’t like to push the envelope on my banking relationships so this is not repeatable unless another bank sees no problem with this limited recourse type of arrangement.

I am estimating that there is still about $5500 worth of work to complete the project plus the dishwasher, refrigerator and some bathroom items (that I have already paid for).The gentleman and I still have a relationship and he is paying for a guy to come work when he can afford it (telling me he is building mobile homes for $12/hr during the day and managing the night shift at McDonald's to cover bills and my work).

I'd also bet that like MA, CA inspection results and historical records are public and probably available online.If the numbers are good, I'd proceed with your due diligence.
