She basically is responsible for taking her to school in the mornings and, in turn, gets a discounted room in a nice neighborhood!

@Ryan Evans I agree on knowing things before going to an agent, but I guess Zillow and RedFin makes it too easy to click on contact agent and have very little information about the neighborhood apart from assigned school.

I never cared for math in school,(NOW I CARE) but the more I dig in prospecting in 2020 going forward... the 'just go get a delinq tax/ect list' that every person tells every other person in real estate, is played out.

People will happily go where rent is cheaper, so I'm guessing outside of the city it's likely better schools/area, but renters care about their bottom line as #1.    

So I am looking for a Area or suburb next to the city even if it is a 45 min drive, that has low crime, decent schools and a possibility to buy a house for 100K.

Second is school ratings. 

However, right now, I am a team of one (plus an agent and am working on nailing down hard money lending options, a CPA, and attorney).I am looking for realistic projections for:  Net income per flip my first and second years  How long each flip will take the first and second years  Time investment required first year and second year- Background & Education: I'm a high school science and engineering teacher.

As you said, you're out of your depth so it's critical that you have the right partners to do this.Real estate investing is NOT like school.
