Aside from title insurance and possibly a survey (I only get one if it's questionable as to where my property line starts and ends) you will need to get a final water reading bmso that the water and sewer is zeroed out at the closing.also make sure that the house is delivered vacant at closing.

I am trying to get comfortable with analyzing deals in Bronx, and I am just guestimating all the numbers.Asking price for this place is $125k and my analysis shows that it will have a negative cash flow.Then I lowered the purchase price to $75k, and I still have $40/mo. cash flow and 1.78% COC ROI so I quickly had to let this go.

Finally, I'll add that I've had clients cost themselves thousands of dollars and several weeks of valuable time by communicating directly with the other party's agent and sharing info that should have been discussed with me first.I'm a firm believer that one great agent (per market area or specialty area such as residential vs commercial) is all you'll ever need to buy and sell real estate.

Loved the recent episode that pretty much said you don't have to wait and find or create an amazing deal to be successful. really snapped me out on analysis paralysis and begin and after I moved forward and started the ball rolling on finance I think a great deal actually did sort of roll right in my lap.
