I have all the documents that I need which were provided by attorney's and experts in the field from years ago. 

I would look for a W2 job within the real estate field - property manager, project manager, assistant to either of these positions, acquisitions manager, executive assistant to top producing agent, etc... 

It was completely out of left field, and they even started trying to guilt trip me IMO. 

Will I run into problems with permitting and have to increase the size of the septic or the leech field?

So weigh both choices.As far as actual cost goes, the baseline for good work is the going rate of a tradesman in the field you need. 

My real estate agent is pretty good and giving rent and also will connect w a friend in the field that is a property manager.

Move the ball down the field as much as possible with both and then eventually you'll come to a decision point :) 

I understand that legally there is paperwork that will have to be done by someone with knowledge in the field of manufactured homes, notary etc..., when the actual closing date comes for the home.

I noticed how much this field (real estate) is big in the UK and the USA, but many businesses and agencies don't have a really good website or they don't understand much about SEO and how to be well ranked locally.

Jump into a job that gets you access to something in the field.
