How to sell web design services to RE/agencies/agents?

Hey, there friends! I'm Wellington, a web designer, SEO expert, and graphic designer.

I noticed how much this field (real estate) is big in the UK and the USA, but many businesses and agencies don't have a really good website or they don't understand much about SEO and how to be well ranked locally. Another problem I identified is that many of them don't control much of their websites, paying high fees for web design agencies for minor changes, and many other things that can be improved.

Thinking of it, I'm planning to offer my services to this sector, but I'm wondering how should I approach it. I can create websites with so many great features for this niche also record videos teaching how to do small changes on the website, like adding properties, agents, contact info, pages info, virtual chat, CMS, filters and even landing pages for an specific property. All that for a good price.

Maybe it's harder to sell something for another active seller, I'm not sure, just wondering. You guys think if I make a good pdf presentation and send it via email to businesses with offline websites or very bad/old websites can be a good strategy? How would your response to an approach like this one? I'm open to hearing from you! I need to learn how to sell, haha.
