@April Birdsong There is usually a lead paint disclosure you have your tenants sign stating that there is likely lead paint in the property and they are aware of it and you keep this in your files to cover your rear end.

I spent sometimes 1 week to 2 weeks and then the people petered out and took corners trying to succeed and it doesn't work out that way.Now I tell them usually 25,000 non-refundable deposit upfront and 50/50 split.
