I will have an extra 15k set aside for any Capex that may come up, and if necessary I can dip into my other brokerage account for further hidden costs.

Debt, being at the top of the capital stack has a lower risk (and different terms) so usually lower rate of return, sometimes fixed. 

@April Birdsong There is usually a lead paint disclosure you have your tenants sign stating that there is likely lead paint in the property and they are aware of it and you keep this in your files to cover your rear end.

I spent sometimes 1 week to 2 weeks and then the people petered out and took corners trying to succeed and it doesn't work out that way.Now I tell them usually 25,000 non-refundable deposit upfront and 50/50 split.

Anything in life has a cost, it is usually either money or time.

Usually a cash out refi has a different seasoning period than a normal loan seasoning period.

They may not seem that glamourous but they usually have a much higher ROI and you don't have to deal with tenants and toilets.

@Lisa Sluss  No, there are no extra costs to tou, just an extra document or two….doesn’t affect you at all. 

If I'm being honest, it's kind of a drag, but it brought in some extra cash.

Problem is, my usual lenders will not lend on these because their minimum property value should be 100k and loan min should be 75k.
