Whenever you are buying a property out of state you should do a few things to ensure it's as smooth as possible.

In the future, refusing to move something should be a red flag, and if you cannto properly inspect something, just factor full replacement cost into your price.

This is not a "get rich quick" type of business...no real business is...BUT, with proper guidance and good old fashioned grind, it can be an amazing way to build a life. 

With proper planning these can be extremely helpful, even more so if you're in a hot market (easy to sell) and buy off market (less competition).

Did you get the title transferred properly, with title insurance?
