I'm financing a deal and the ROI 10% but I feel if I wait for the market to collapse I would get a higher return and won't run into negative equity.

At the present time your 401K is probably already earning a return.

As long as you can live with the return then go for it.

What kind of prices & returns are you getting down there?

With HVAC, parking, and kitchen/bath updates, it would easily sell for current price.

Unless you are highly leveraged and don't have much "skin in the game" as they say, your cash on cash return will be very low.  

But for me its bye bye texas... not to return.. much easier places for us to work. aNd cheaper  those property tax's are just killer. along with all the foundation issues Mold water intrusion..

Anything cosmetic that easily remedied improves your chances of getting the highest price.
