The seller says its due to the fact that the tenant helps her with rides to all of her doctor's appt, shopping, etc, and she doesn't have the heart nor the funds to evict her, her son, her daughter, her daughter's husband, and their 4 dogs (2 chihuahuas and 2 large breeds).I knew all this before we even began negotiating, but since the seller and tenant were with me at the kitchen table, I didn't want to upset anyone before the contract was signed by bringing this up.

@Kimberly H. you would be surprised tiki torches, and fire pits, like poolspools, trampolines, and vicious dogs, are hazards that leave the insured subject to Absolute Liability.

It is not true, a contract signed by both parties is valid even if the seller doesnt get a copy right away, or if his dog eats it.We have signed contracts many times and then mailed copies to other party.You could sign a copy, scan it on you phone, then email it to him right away.
