If they were not good tenants they would be somebody else problem.I start out with a 2 year lease and an increase on the second year with a clear understanding that there will be a small yearly increase thereafter.

PS most states have a small boy girl carve out IE as long as you dont hold yourself out as a lender and do no more than a few a year your exempt but if your have a business card Jay lends money and you do a a bunch a year and your obviously in the business no matter what you call yourself you have to follow the lending license requirements.

All cashflow after that will go directly to your bank account.When you make contributions from SDIRA on the other hand, you don't get to enjoy the cashflow and all profits right away since all proceeds go directly back into the IRA account and you end up paying taxes when you are ready to cash out.My question is what method do most investors prefer to go with when investing in syndications ?
