Good luck, investing is very personal, but the results are very objective. 

Based on my known objectives I feel that California is almost entirely out, very high priced property and not a ton of cash on cash return on investment.

Do I just put all the paperwork on dotloop/docusign and send the digital copy to a lawyer to get it official?

The object is to buy "deals", not "properties".C)  No...you find a different market that works. 

Have a notebook exclusively for this -digital or physical-, and carry it everywhere.
