The only thing I would add to @J Scott is that the paperwork would be very important for a foundation repair.Last year when I was looking to buy my own home I saw a few with foundation repairs, and oddly enough the listing agent acted like that was detrimental to the the house.

@Andrew L ,Remember one of the components of the 50% rule is management expenses.

This is a component of providing a historical report to the end buyer of a rehab property.

There is definitely an emotional component to their sale of a home.

It really depends on the level of rental - if this is a sunroom, it sounds a little more high end, and that would be detrimental.

Talk to people and attend investing clubs/meetups to learn how to get those components you are lacking.As far as area to focus on in the Bay Area is concerned, again, this depends on your goals, strengths, and constraints.
